Overview

Peelers Yard brings over 150 years of history into a modern new-build. The site was once a combined police, fire and ambulance station dating from 1872. It was Grade II listed in 1992, and after a fire in 2002 left only its landmark chimney standing, that chimney is now being retained as the centrepiece of 82 homes across 8 floors.

Low density and generous in its proportions, it offers one- and two-bedroom apartments, mezzanines and duplexes (491 – 1,104 sq ft) in 27 different layouts, some with private terraces. Kitchens come with integrated appliances, and residents share an amenity and dining space, a communal courtyard, a peak-hours concierge, and parcel and cycle stores.

It sits between Ancoats and the Northern Quarter, a short walk from Mackie Mayor food hall and Piccadilly and Victoria stations, with the new Manchester Digital Campus, NOMA and Victoria North regeneration on its doorstep.

Construction is progressing well: the frame has topped out at level 8 and works remain on track for completion in Q3 2027. Early buyers get first choice of homes ahead of the wider market launch.
